Appraisal and Pricing Strategy

Present you with a Comparative Market Analysis (CMA) report.

To get to this figure we would have conducted a comparative market analysis and looked at similar properties that have sold within the last 90 days.  They would have considered current competition, wider market trends and your properties structure and conditions to arrive at a value that they believe you could achieve if you sold your property at that point in time. 

 

The initial appraisal is a good starting point but over the course of a 4-6 weeks sales campaign, the property market can fluctuate and it’s important to factor the following changes in when setting your price.  You want to be “in the market” not “on the market”.

 

Choosing the right method of sale: Auction, Private Treaty, Expressions of Interest (EOI).

 There are three common sales methods you can choose from when selling your home:

  • Private treaty sees we settle on a fixed price that you hope to achieve, which you then advertise as part of your marketing.

  • Auctions often involve shorter campaigns but are a great way of generating interest in a property, which is sold on a specific auction date, with the market determining the value.

  • Expressions of interest are not as common as private treaty sales or auctions, but in a way bridge the gap between both. They allow for interested buyers to put forward in writing the price they are willing to pay for a property.

We will present ALL offers and potential buyer’s feedback. As potential buyers inspect your property, we will seek feedback from them regarding their level of interest, and what they would be willing to pay.

Close the Sale once a contract has been negotiated

  • Keep track of crucial dates in the real estate purchase contract.

  • Follow up with the Mortgage Co, Title Co, and other agent, and keep you informed of the closing process.

  • A team member will accompany you to the closing if done locally.

  • Review Sellers Proceeds and Settlement documents prior to closing.
